I did this on 2 rentals. I went to the tenants ahead of time and talked about the deal. Raise rent by $75 a month, but electric cost saving should cover all that and more. Paid cash for the system. Fed tax credit, 5 year depreciation, and local rebates for me.
Was a win-win for all.

I would never give money until I have read the lease. It is the ground rules for your rental relationship. Cash at signing is fine, but not until you have had a chance to read the rules and ask questions.

the cal tenant protection act will still apply. had the same situation. courts ignore the exemption sections. in my case, 60day wa given, lease expired, and the tenant was in jail. i still had to use an atty for a full eviction. Cal is terrible towards landlords.
