If the property is part of a hoa when you buy it, you’re governed by the hoa. If you have room for all those trees, you probably are not in a hoa.

No it’s absolutely not worth it- they are vanity expenses. The car does not go up in value. Also, most people don’t ever repaint their car, so the wrap is not saving you money. If you have $4k and want a wrap, have at it- but there is no reason at all to do it unless you just like it.

It sounds like you’re trying to bite off a lot at once. Consider buying the land and having a pre-built shed (like drone Home Depot) put on it. Essentially camp in the shed until you figure stuff out. If building a cabin takes you a year, you aren’t homeless. 

Alternatively, find a cheap pop-up camper and live in it on your land while you work things out. Will be cold in winter, depending on where you live. Most have a portable toilet and keep you off the ground.

Why not add some sort of flexible base molding to cover the hole?

While not the main driver of your finances, I’d think through why you need two cars in retirement. That’s so when you and your husband both need to be in… different places at exactly the same time?

Depends on the agency, but if you’re filing a grievance you shouldn’t be surprised when all of a sudden your leadership team notices that you have sub-par performance. 

This is a rare opportunity to make some progress on principal payments. If you can make your regular payment amount, each payment takes a few months off the loan.

I’d check to see if you have an assumable mortgage. You’ll still lose a lot, but that changes the math for a buyer.
