Hey guys, I've been dealing with a leak in my roof occasionally for the past year or so. I actually posted a video on here a few months ago soliciting advice. I have a flat roof from a new build that was constructed in 2017.

I'm trying to see if I can mitigate any leaks and push out any full rebuild of the roof as far as possible. I wanted to share my plan with you all and see if anyone has any advice or critiques. Thanks in advance.

Since we have a dry, hot week ahead of us, I pressure washed the entire roof today. Thursday, I plan on going to the roofing supply store and buying roof tar and silver coat. I plan on spreading the roofing tar as smooth as possible along the seams of the roof where it connects to the railing. After the roofing tar is dry, I will then paint the entire surface of the roof with the silver coat and let it dry.

I have had a roofing salesman out to my house who immediately wanted to rebuild and didn't end up giving me a quote afterwards. One of the townhouses two doors down just replaced their roof for a whopping $44k. I am trying to push out any thought a tearout and rebuild for a few years.

If you got this far, I can't thank you! What do you guys think of my plan? Any thoughts?

I wish I had the courage to rip up the SE corner with the soft spot. But I am not confident in my ability to replace the underlying plywood, apply new rubber, torch it and patch the spot.
