Hi - what do you locals who’ve been here in Denmark for 20+ years think about the future of ørestad area? It seems to get quite more popular with new buildings and shops and stuff. Are you positive on the future you think it might go south due to lack government resources, high rent, etc
I Think it will linger on as one of the least attractive areas of Copenhagen but people will still live there because of lack of alternatives.
Plus is close to nature Minus is bad planning - lack of cafes etc. - and road noise and pollution.
Not to mention overpriced. It has been good business to own an appartment in Ørestad but now it has reached a level where its out of reach for singles and young couples to buy a two bedroom appartment.
It's no more expensive than elsewhere in Copenhagen.
If you look at appartments build after 2000 over 60 m2 for less than 5 million DKK you can basically choose between Ørestad, Sluseholmen, Teglholmen, Valby and maybe Amagerstrand. I would argue Sluseholmen/teglholmen and Amagerstrand offers more in terms of proximity to water while Valby is an attractive area to live in.
I agree that many of the appartments you see for sale in Ørestand are cheap on paper (less than 4 million) but many of these buildings were porely designed/build and need to have different renovations made within the next years. Some of the appartments are set 500K below market prices to accomendate the additional cost of the planned renovations.
