It’s not normal for coneflowers to flower in their first year… also even annual flowers grown from seed take a lot longer than 3 weeks to form flowers

You waived inspection, so I’m not sure why you would be allowed in the house for an extended time till closing walk through. Even with an inspection, we were only allowed in at certain times and never without our agent. That’s the risk you take. And I say this as someone who waived inspection on multiple offers.
What defects and you finding?
If you absolutely have to, I would do like 3 drink tickets for alcoholic drinks. No restrictions on non-alcoholic drinks.

Where did you get the stones for that bed? Did you do it yourself?
I did it myself and became a hobbiest gardener when I bought my house 2 years ago. I think would be rather hard to find a specialist unless they maybe worked at the local botanical garden. This is probably not in the wheelhouse or most arborist. (But I dunno).
1) I start by removing dead branches. This gives me an idea of where “clouds” might be and work from there. I also take into account where the larger branches are naturally flowing.
2) then I kinda decide how much of the trunk I want exposed and starting from the farthest ends, I start removing branches that are growing downward and work my way backwards. I do this when it’s sunny and use that as a guide from underneath the tree to kinda open up that area.
3) after a couple of trims, walk around the tree re-assess, and repeat this a bunch of times
This is only my 2nd year trimming the tree. I watched a handful of YouTube videos and just gave it a try. I did some thing similar last year but slightly less dramatic and within a year, it grew a TON and you couldn’t see the windows anymore and the leaves were basically touching the ground again, so it’s quite forgiving.
I do all this with mostly hand shears and maybe 1 big lopper that’s used only a handful of times.
I have one of these and trim and thin out the crown to give it those cloud structures so that I can see the gorgeous trunk structure.

I’ve let arborist handle many of the other trees on my property but I would NOT let anyone else other than myself or specialist trim my tree

They’re just wire trashcans from the dollar store! You can buy them in a pack of 40 or 60. I just order it online and have it delivered to the nearest store

Problem for me is I have both birds and squirrels and I think I would need multiple for it to be actually effective since the animal would need to actually pass In front for it to go off.
It certainly works in that when I pass by it, it goes off. I have it set to a high pitched noise though it does do an alarm sound (but i fear that might disturb the neighbors. But my garden is 17x17 and I think would need one in each corner to make a real difference.

I have them on the inside of my trellis panel arches so I was hoping as the peas green taller it would shade em a bit, but alas my peas were quite slow to grow this year and refused to climb the trellis.
Same for most of my arugula too! Oh well. I havn’t tried the leaves on the bolting ones yet. I wonder if it’s just more intense. I’ll probably let it keep going and save the seeds
😔 sadly I have not gotten any brussel sprouts yet. I’ve grown them several years in a row and I don’t know if I’m just not leaving them in the beds long enough.
Aside from my kale, I feel like my spring brassicas are mostly for shits and giggles and get small brocolli heads and of course no brussel sprouts in sight. but I always loose steam in the fall. I’m gonna make a concerted effort to restart them late summer for a fall harvest
