Sure. But you're 99% going to have to pay via certified checks. You can keep the bottom half which is a receipt.

Just make sure the checks are payable to whomever is named on the lease- and that the lease matches the actual owner of the property.

No. It's not really a family friendly neighborhood. It's very gritty and hipsterish.

Maybe look into Ridgewood which is in Queens, but right next to Bushwick. Feels more residential and quiet.

Your budget and wish list is not really doable in WBurg.

Park Slope is great for families, but your budget won't be doable for your wish list.

If you can deal with a 2BR / 1 bath, you'll be able to find the size and in unit laundry in Park Slope.

If it's an Open House, go towards the end of it. The line should be dissipated by then.

Otherwise, if you're making appointments, figure maybe 1-3 minutes to get into the apartment depending upon how big the building is.

Either way, you only need 5 minutes inside the actual apartment.

The rest is on you to figure out the distance between and how long it'll take.

421A surcharges are perfectly legal, normal and occur when the phase out period begins of the Tax Abatement.

3% + 2.2% surcharge = 5.2%

Current rent of $4,400 + 5.2% increase = $4,628.80

Sounds like they're actually under charging you (albeit before the official renewal begins).

Edit: they are overcharging you for July. Should be $4,400+ 2.2%. Then in August with the renewal it will be 5.2%

Yes. The LL is going to want the upfront funds before executing the lease.

Honestly, since you're coming up in person, go view apartments with boots on the ground and then apply.

If this original apartment is still available by the time you see it - great. But be prepared for someone else to take it.

This weekend after the holiday you'll probably see a bunch of more listings.

The city is quiet during the 4th and no point in listing an apartment right now when access is limited from tenants/ mgmt or when most of the prospective tenants are out of town.
