It’s not a dumb question, it’s more so a matter of our lack of last mile transit infrastructure. If the nearest train station is several miles away, and the busses that go there aren’t near you, it’s a valid question.
Right now if I wanted to go to union station I’d have to walk 20 minutes to a bus stop and then take a 30+ min bus to union. It takes me a 15 min drive otherwise.

there is nothing in law for the rule, it was more so something out of tradition and respect for checks and balances. Democrats could have done that to push Merrick Garland through under Obama, but in their own hubris they wouldn't think McConnell would actually get rid of that rule the second they needed to do so.
Anyways, changing the rule back to needing 60 won't do anything. As soon as Republicans would get into power they would change it to 51 again.

Fair, they are climbing but still very much historical lows. Once we get to pre-pandemic inventories, maybe we’ll see some price movements, but we’re still at a point of low inventory that homes are going over asking in many metros.
It can go on as long as we have a record shortage of homes in the areas people want to move to. It’s why even with these high interest rates, prices still continue to go up year over year. Once supply outstrips demand, we will see prices fall.
Another factor to that is as the interest rates climb, sellers don’t want to sell since they can’t easily upgrade. They’ll end up paying more even if they were to move into their same home, so they’re just waiting
You’re talking about a correction but case schiller and home price indexes continue to go up and up and up. Almost nobody is buying, but almost no one is listing their homes as well. It’s not sellers holding on to their home prices but more so they don’t need to move. With interest rates the way they are, sellers can wait until the right buyer comes, which at this point is still happening in many metros.

I have had issues where homeless dig into the mailbox and just take everything out and throw it on the ground (caught on camera). Had to change my mailbox to one that can only be opened with a key.
