I have an Optoma UHD35 and am considering upgradibg it. My living room is far from ideal, the walls are white and the blinds don't perfectly block out the sun. Not much I can do about this as I rent.
Will I benefit from laser at all?

You can paint. You can also change out the blinds for a blackout curtain. Just make sure you return the property to its original state when you move out.
You already have a very bright projector so going laser is a very minor improvement if the room isn't ideal. Instead for your money, upgrading to a high gain screen(ie. grey vs white) will dramatically improve your viewing experience during the day. While you will sacrifice some contrast in the evening, it is a worthwhile improvement in a non-dedicated home theater space.
I went with a DIY ALR screen paint, and it solved most of my problems of having a white basement with huge windows. If you can't paint the wall since you are renting, then getting a high gain screen will be a noticeable improvement which will allow you to enjoy your projector during the day.

Theater blackout curtain panels and cheap curtain rods will help a ton.
I run a laser in a room with no blinds, off-white walls, and large windows. It works decently except during the mid afternoon when the sun is directly on the screen.
The picture quality will be poor during the day, but if a projector is the only option, laser will give you the best result.
Make sure to get a non-DLP laser projector, color wheels introduce rainbow effect. Unfortunately they are pricey.
