I don’t know but I think if you don’t get a grip on this you will have upset neighbors and no more Airbnb. This is how you burn the business to the ground. Shut that party down. Anyone telling you to let them be is not a host and has no business in this sub giving advice.

If you have rules, stick to them.

Guests should be allowed to be there until quiet hours. A get together doesn't always equal a party.

Guests break rules, and instead of being an adult and immediately handling the issues, how about going on Reddit and giving a play-by-play, thereby enabling the intentional rule breaking and potentially damaging the property.

Once Airbnb cancelled the booking it’s trespass. You are now totally exposed so take appropriate action.

The guests have broken your house rules and Airbnb’s ToS by throwing a party. Call Airbnb and ask to have the reservation cancelled immediately on behalf of the guest as they are throwing a party, send video screenshots to them to prove what is going on. If you aren’t get anywhere with the agent you speak to, hang up and call back as many times as required to talk to someone who understands.

If you live onsite or nearby, I’d go talk to the guest and let them know the extra guests need to vacate the property immediately. Try to reason with them. If they still won’t leave, you may have to call police.

Even if they don’t leave right away. Can’t you write a review about them? They shouldn’t be allowed to rent any future air B and B’s. The last person they took advantage of did not warn you. So doing nothing passes it along to the next host. They may even recommend you to their friends. “We had 20 people in this place and partied all night.” Etc.

If they do throw a “party” try texting them and tell them to shut it down or you will have to kick them out. Charge them for damages. To me, as a frequent guest, the red flag here was explaining how wonderful of a guest they would be prior to arriving. I don’t feel the need to tell my host that I will respect their rules I just do it. People are strange

Cops generally aren’t going to come for a ABNB dispute. Did the guests cancel the booking or did you initiate that? I’m guessing you did and ABNB cancelled it and notified them to leave. But they didn’t. You said your last guests held a party or larger group also. You need to re-evaluate your listing that makes it seem perfect for parties. Write in extra wording about a huge extra charge if there are more guests than what your listing allows. That’ll likely deter partiers in the future.

I must have a different philosophy. If they are not disturbing the peace, let them have fun. Go to bed.

Call support and let them know your guests are having a party and have invited unapproved guests. Then call the guests and tell them that parties are not allowed, per Airbnb. Tell them they have one hour (or whatever you feel) to remove all other guests, or their stay will be canceled with no refund. Or just evict them immediately. Be sure and save the ring cam videos as evidence.

If a little girl's birthday with music and balloons is a "party", then maybe being a host isn't for you. If those additional people stay overnight, then yes, I would charge the additional guest fee - but if they are there to sing happy birthday and have a piece of cake, I can't see how any of this is that big a deal. LOL - this subreddit is the best advertisement for hotels and hotels don't even know it.

Remember the "no parties" rule? Your guest is taking advantage of you. And if anything were to happen, Air doesn't cover it.

Write down the situation on platform. Then call. You need to decide up front if you want them removed. You will almost certainly be called a party pooper. Ask Air to handle the guest one way or another. You don't need negativity from disrespectful guests.
