RivCo: Rail Expansion to Coachella.
*Not to leave out the Sleeping Giant. San Bernardino: Carousel Mall project.

You guys should check out what’s going on in Murrieta! Over 5,000 new apartment units will be available later this summer/early fall and construction of a mixed use low income housing project is finally being framed! We’re so back baby 🏙️

There’s some industrial on the east end of Murrieta but it’s considered “light” but the key difference between the “warehouses” in south rivco vs north rivco is that these are business parks where stuff actually gets made these are warehouses made specifically for manufacturing while in north rivco its warehouses specifically made for logistics aka massive storage units Menifee is getting warehouses now but I believe they’re not for logistics
The amount of housing going into all of Temecula Valley will NOT have the proper infrastructure to accommodate it!!! It’s honestly 🤯 how much building is going on!!!
The “Infrastructure” in question is doing just fine. Building dense is the most cost effective and efficient way of building a city! Suburban sprawl is terrible for infrastructure. Single family neighborhoods will be bankrupting cities across the country sooner rather than later. Traffic is a problem but it’s not a population problem. Its a car dependency problem. RTA is going to add more routes to help move people around this valley but the only way to get more funding and to improve public transportation is with density!
The real problem with funneling all of those people into the Temecula Valley is there are very few jobs and the geography is super limiting. I know people want to talk about “transit supportive areas”, but it would be far better to build the transit first instead of the managerial accounting curse we impose on transit agencies at the moment. You have to deal with momentum in a system and the mass of the system is geared towards driving. Building large luxury apartment blocks is more dense yes, but makes no sense if most of the things people need to do are not really in walking distance and the transit connections are not already there.
To be fair, this is a larger systemic issue and there would have to be a paradigm shift in how we fund transit, but building hoping the transit will come is not really ideal. Retrofitting transit is considerably more expensive than planning and building before. Many parts of that ship have sailed in the Temecula area already, But Temecula really needs jobs more than additional housing. Commutes out of the area are insane.
The 15 and 215 need to be expanded. Maybe a toll road running down the east side connecting to san diego.
