New build in Atlanta, got a great deal from a local builder. Obsessed with this fun little balcony. Still a couple things left in the punch list but the keys are mine!

Congratulations! it's crazy I've seen people call out cities just by one simple picture, I did the same thing when I saw yours I thought of Atlanta. I do travel a lot throughout the whole Metro Atlanta for work so that probably helped.

Congrats what was your purchase price and mortgage. Looking to buy a new construction as well but wary of many things especially property tax after a year.
Hey - 550k was the purchase price, 7.125% with a lender paid 1/1 buydown. 775 credit score, 20% down, 30y conventional. Monthly payments are 3450 including HOA and insurance, 3750 after 1 year.
Why wary of property tax? You can calculate your property tax using the sale price right? Govt appraised value is rarely above the selling price.
Just anecdotally,
It might be increasing in GA. I have been house hunting and that’s the first thing I checked. Lots of houses jumped 100k in county appraised value. If you look at the history typically an additional 10-20k was added over 15 years and then 22/23 have increased alot.
Does GA also have something like California's Prop 13 which freezes property tax in time until the ownership changes hands?
Otherwise comps from the surrounding area should be able to provide an estimate of the expected taxes unless nothing similar was sold in the neighborhood after 22/23.

I just went to the home every day just about as it was being built and worked with them through my agent to ensure stuff was built to spec!

The amount of young people purchasing condos/townhomes right now is really depressing to see. I wish there was more information out there about the pitfalls of “owning” one of these units. I hope your HOA increase projection is low, but I wouldn’t count on it. Good luck
Why would I pay for a yard I’m never going to use? Why would I join an HOA without serving on the board and controlling that myself? Assuming I don’t know of the pros and cons of my purchase is silly.
