Is this an overpay?

I think it 100% depends on what amenities you can do with or without. $3,400 for a 1bdroom is a lot. Especially without a 1 unit washer and dryer. But unfotunately the area around Cedars-Sinai (Bev Hills, Weho, Mid Wilshire) has high rents.

Just to put it into perspective you could probably get a bigger place with in unit washer/dryer if you were willing to commute a bit by moving to an area like mid-city, ktown, or palms neighborhood.

given the area, proximity to your worth and the fact that its furnished for a year i'd say no. its a very safe area, with concierge and a view, if anything maybe try to ask for one month free.

Because it's furnished and the area it's in, it's right. Very expensive but, it's not area meant for working class people. It's for side chicks and rich kids. Welcome to LA.

I live very close to that area and pay 4600$ for a 2 bed, the 1 beds in my building are about that price and unfurnished.

Imo great deal for the area and how the unit looks, no laundry is pretty wild though.

It's pricey but not for the neighborhood or the amenities. It wouldn't be my pick but it's so close to your job that you won't need a car. Being able to walk to work is absolutely worth the extra cost for the peace of mind. You're walking distance from a Trader Joe's and near multiple major east-to-west roads with bus routes.

There are a lot of older folks in the area who bought in the area 20 years or more ago and younger professionals, many of whom rent and work at Cedars-Sinai. Slightly east is Fairfax Village, the Grove and Pan Pacific Park. Southeast is Park La Brea, a gated community where lots of college kids live if their parents can afford it. The area's not my cup of tea but I lived with family in the area for a few years and enjoyed it. It was a bit of a younger crowd then as far as I can tell but Fairfax and Melrose really suffered during the pandemic. The area does suck for getting around since there are no freeways or trains nearby but there's convenient access to Hollywood, Ktown, Culver City and more if you're willing to walk to a bus stop.

I think, for the convenience, it'll be hard to beat for your needs if it's within your budget. Your other options are probably farther away for not much less money and a massive increase in commute.

A furnished one bedroom with washer and dryer, pool and gym is pretty good for this location. Unfurnished one bedrooms in this location can go for similar.

seems like an excellent deal for the area. and being within walking distance is the right move.

For full service building in that area that’s reasonable. If it’s the building on Doheny that looks like a semi circle, then that’s one we used to house production folks in during film shoots. It’s a little bit of a busy street, but super convenient.

You’re only here for a year. Go big!

Living that close to the CS is most likely going to be expensive. That feels on the high side but not for that area.

I think people in my complex, in Los Feliz, are paying about $3.2k for small two bedrooms. We don’t have any of those amenities though.

If you want to try to find something cheaper maybe look south of there.

This is a great deal especially since you can walk to work which is a huge plus.

I suspect It is a condo as most of the buildings on Doheny are. Living in a condo is really nice because they enforce rules about noise. Having a concierge is wonderful as well. Not only does it increase your personal safety but it means that all your packages are safely delivered and if you have a will let them in with your permission.

Not sure why yu want to go to a gym. To me, it is great to go down to the gym in my building and then just take the elevator back to shower and get dressed.

Location is central and a nice place to walk around.

We rent apts about 1 mile away, unfurnished, and our rare 1 bedrooms are in the 2900/range. This doesn’t seem totally outrageous for the neighborhood if being close is your top priority.

$20-$50 for electricity seems low. I’d think closer to $100 and more in hotter months depending on AC usage.

It’s not cheap but it’s not terrible for that area. My last 1 bedroom unfurnished was 2500 in West Hollywood and it was 600 sq ft. That was 4.5 years ago. I then rented a house near that area for 8k a month. I’m pretty sure that area is more expensive now than when I lived there.

I’d say it’s perfectly reasonable. Or move to 8899 Beverly and j walk to work lol. It’s west LA after all

Sounds about right but plan for your electric bill to be much higher. Especially in the summer.

I just made the same move to work at cedars and living in that area! Do it! It’s worth it

Yes absolutely normal even though it is a wild amount of money. You’re paying for location, convenience, and privacy.  I work down the street this is an expensive area.

It's not overpriced but you can definitely find something cheaper a little further out.

It's high, Likely because it's a Condo. But I think if you aren't totally against driving, you can do better in Mid-Wilshire, Century City or WeHo for a furnished place. I imagine hours are going to be long in the hospital. So you may even save yourself from rush hour with that. Good luck.

You can get that with in unit wash too if you're a bit closer towards Culver city instead

The convenience of not having a car I am assuming in which car insurance is so expensive in this area that makes it worth the difference and you will be in a convenient building and area for walking to amenities for just a year you want to have the best experience you can. Possibly you can ask for some money for relocation? If you are able to afford this area to be near walking amenities as well as work go for it! You can always Uber if you want to go out as well and avoid expensive parking fees as well as having to drive in traffic!

Crazy. I paid $800/month for a studio right around there on Burton way 10 years ago. Building has been torn down but my god prices are out of reach now.

From all you said, I think the price is not bad. It would have been cool if washer and dryer were available. If you have more funds, you can get your own washer and dryer and have it installed in the apartment. Personally, I don't fancy the public washer in each floor like you mentioned. If you don't get a better alternative, it's best you pay for just 6 months lease. And then while already dwelling in LA, you can use the period to get the kinda apartment you truly need.

It’s getting close to long term airbnb pricing. You can probably negotiate 20% less if you figure out what the building is and negotiate directly

Is it a ripoff? No.

Can you find a better deal if you keep looking? Probably.

I’ve seen this building and it does not match this unit . Clearly and owner is renting this place out but the building is very outdated. Of course it’s a stunning unit and great location but I think you can find much better especially for that price .

It is a condo next to the 4 Seasons Hotel. Not overpay.

Just for the record, Canadian rents can be astronomically high too. Just ask my friend who lived in Vancouver (BC, not WA) for a year or two.

I’m a native Angelino and lived in a few different areas throughout the county in my 50 years. Most of us don’t live within walking distance to where we work. We drive. The question is how long and is there traffic. An average commute I think is about 20-30min in LA. You are living and working in the most congested and expensive region. You can do a commute of 20min and save 1000 a month (at least) It really depends on your lifestyle and income. There are super cool areas throughout LA that are filled with cool bars and good restaurants. Many areas in LA have improved and even gentrified. I was in east LA the other day at Azteca and was driving through the area. It’s was nice and pleasant. The surrounding area has improved a lot within the last 10 years. I work in Lynwood and can say the same thing about that area. 20 years ago I never would think as much. Like i said been here my whole life and still finding cool interesting areas. Good luck
