Those who are paying what you believe to be less than the average in rent; what type of place do you have and how much do you pay for it per month?
I know someone who gets charged waaaaaaay less than they should. A house (not apartment), 4 bedrooms/2 bathrooms, driveway. I’m talking 2012 rent prices. Why? Because they don’t bug their landlord for the little things. Landlord shows up and see’s maintenance and light upgrades here and there. They take care of landlord/home and landlord takes care of them back. Both parties don’t f with “it’s the landlords job, not mine”, vibes. These are the results. But I get it, 99.9% just keep raising prices. Hey, things like property taxes go up for landlords too. And when you move out material/labor to do repairs or maintenance goes up too. Idk what the fix is. I’m going all over the place. Wish SD was a different in that regard. Good luck to everyone finding a good place.
Probably much easier for the landlords as well to just have constant tenants they don’t have to worry about.

We're basically in the same boat, 600 SF house with a huge yard near SDSU - landlord was born in the house had the same rent ($1250) since 2010 - 2 bedrooms, one small bathroom in the main bedroom, there's a small mudroom in the front of the so we turned into a small bedroom when my sons outgrew their bunk bed. Me, husband and 2 teen boys - the small bathroom is the only hassle & house is older and kind of running down but we try to fix what we can and take care of it since he has a sentimental attachment to the house. We are grateful everyday that we lucked out and found this on Craigslist when the place we originally were going to rent back then in Santee for $1800 got rented out to their cousin last minute.
Same. Renting a 4 bedroom with a large backyard in Clairemont for $3000. We’re 5 adults (2 couples, so we have a spare bedroom that we use as a guest bedroom / office) sharing the house, so the portion for each of us is extremely cheap.
Exactly what we had until we decided to buy our own place. Sometimes we would fix things let them know and then they would deduct some money off of that month's rent. If you find a place like this don't leave! Oh and we lived in a 2br, 2ba apt in a small building and paid $2100/month, water included in North Park.

Almost exactly the same situation here. Rented a 2br1ba cottage in a nice area for $1500/mo for the past 2 years without any increases. Never made any complaints to the landlords except once when there was a rat living under a built in storage area lol

Thank you! There are good landlords out there it’s really timing, and if personalities mesh if/when you meet them.
As someone who used to work in PM, my advice is to stay away from big companies and try as hard as you can to find mom/pops or actual people who are renting their own places out as it’s way better for long term renters and meeting them in the middle.
Not trying to bash corporations, but they will suck you dry of all you have and only view renters as “$” signs with legs.

Unless you only want one of those new places with all the amenities, you can definitely find a place for less. I rent an apartment the same as yours in North Park for much less and it includes water and a small garage.

Near-ish lol, we’re in Hillcrest right across the street from the farmer’s market. We do love the area, but this price is pretty absurd. We’re both from OC and in our 20’s, it is what it is. Just trying to save money and increase income to not have to rent forever

When I first moved to north park in 2013 we paid $1100 for a 2 bed/2 bath. We lasted 6 years there and the landlord never raised the rent. Unfortunately she also refused to do anything to maintain the property so we were eventually run out by cockroaches 😢.
Aww man I get you. When I was living with my ex- we had the same issue. 1350 like 8 years ago. landlord wont fix the plumbing problem which was caused by the trees that was part of the property before we moved in.
One day our pipes back up the garden soil was spilling raw sewage and flooded the unit next to us.
Landlord refused to fix it and we had to fork over $300 to get it fixed.

It's like a Glassdoor for Rents so tenants can see the Rent History of an address or Apartment property.
The site does rely on user submissions so I appreciate anyone who adds their rent history to the site and/or shares it around since it can be more useful to tenants the more people that contribute to it.
The site is rentzed.com (USA only for now) and has submissions for over 2500 addresses. I'm planning on adding a map feature in the future once the site gets more submissions.

This is kinda off topic but my grandma rented her houses in San Diego for $500. She wanted good tenants, and she owned the two houses next to her own. After she became ill those tenants stepped up and helped us care for her, and helped us keep her in her home longer. She is gone now but was a true treasure in the world.

I am the resident manager at my building and with my discount, I pay about 800 for a 2 bedroom 1.5 bathroom in the Hillcrest area.
The nice thing is that as long as I am in the position, my rent is frozen.
My mom rents a 3b 2bath in poway, close to schools and she just raised her renter's rent to $1700 ... she says she doesn't want to be a greedy landlord 🤦♀️

$2600 for a 3 bed/2 bath house in North Park. Split three ways with roommates. The place isn't very nice and is quite run down but for the price we put up with it.
Private landlord. 4 bedroom 2.5 bath townhome with 2 car garage in La Jolla. Pool, hot tub, sauna, tennis courts, all the amenities. $3300/month. We’re great tenants and even try to deal with the HOA without our landlord to make it easy on him. The only repairs we ask are for big things like when the garage door decided to break, or the washer blew up. When the kitchen sink decided to explode we just fixed it ourselves

$1300, 2 bedroom 1 and a half bath. two parking spots, washer and dryer, landlord pays water. downsides? extremely bad part of lakeside (on my 3rd locking gas cap and second set of license plates), no working heat, 100% unresponsive landlord. all of my neighbors own, i am the only renter and there's a lot of issues HOA won't hear me out on because i am not an owner... some examples include a neighbor that consistently floods his unit (shared wall), another neighbor that leaves their dog barking in a bathroom all day (shared wall), no trash pickup for weeks. but hey, i can get treated like shit for living in east county so i have that going for me, right

$4150 for a 4br/2.5ba in Sabre Springs from private landlord...definitely paying this mortgage and some of his other house, but better than we found anywhere else when we moved in 2018 and have had steady increases every year

Man, a couple years ago I was paying $1500 for a 2 bed/1 bath in crown point, a block from the bay . We ended up getting pregnant so we moved 🥲 - not my choice.

We've been very good tenant where we take care of the place and use our own money to replace things (fridge, stove etc...). We know how much we save monthly so that stuff is minor. We been here 15 years lol. We pay 2100... for 3 bed 1.5 bath, clairemont townhouse, front and backyard with plenty of private parking. Landlord most likely paid less than 1k for property tax, at the current rate it would be 12k a year.
$1200 for a studio ADU in Fallbrook, utilities included. Been here for 5 years and they’ve never raised my rent. My husband helps them with projects that they pay him for so rent works out to less than $1200 most months.
I got really lucky with mine. Smallish house (2 bed, 1 bath) in PB with a private yard, driveway, and storage shed that I found on Craigslist. Pay $2200 total for the place and I’ve been a month to month lease since I moved in which was a bit over 2.5 years ago. My landlord is an older woman who owns like 6 units total and just wants long term tenants that pay on time and don’t cause issues. In return, she’s never raised my rent since I moved in. She did call all of my previous landlords I listed on the application and she told me she does a pretty rigorous background check when she does need new tenants because her business model would effectively be screwed if she got some bad tenants. I’m hoping to be here as long as I can.

Most can't fathom when I tell them I'm in Sorrento Valley, living alone as the sole tenant in 5bed 3bath house with a decent backyard leading down to a canyon. I pay slightly less than $1200/month and haven't had roommates since mid October last year so the entire house has been all to myself. I haven't seen or heard of anyone with this sweet of a living situation in SD as of yet.

1821? (They just raised the rent) in El Cajon for 1 bed. 1 bath. Indoor washer and dryer and a balcony thats eaten up termites. Utilities water and trash included. However, our rent went up 50 dollars but the rise in utilities and some stupid program that is mandatory raised it up to a total of 1821 a month. From 1500 to 1800. The mandatory program is that we get free air filters for the ax every 6 months? And if we ever decide to buy a home they will help us as long as we agree to use their realtor.
I charge my tenant below market. He fixes stuff around the place and I pay for it. Otherwise we don’t talk much.
I do have to do a modest increase because hoa and insurance are only going up.

Definitely. I rent a 2 bed / 1 bath condo, with a backyard, in a nice, safe neighborhood and pay less than $2k. I rent from a private landlord who owns the condo. I found the rental on Zillow. The landlord has been raising the rent (by a very small amount) each year but i still pay waaay below the average rent and am so thankful. But also scared for the day i can’t afford to pay for this place anymore 🙃 I love it here.
I don’t live there anymore, but I used to rent a room in someone’s townhouse where I was paying $1200/month plus split utilities until about a year ago. Not a bad deal and the place was nice; had my own room, bathroom, and garage, but I don’t advise living somewhere where it’s also the landlord’s primary residence (landlord was also my roommate but the only one). Shit can go south real fucking quick and they have every right to kick you out for any reason at all with very little notice and there’s not much you can do about it.
To be clear I didn’t get kicked out, I left because I ended up buying my own place. I only say this because that fear of getting kicked out was always there and the landlord definitely took advantage of that to pressure me into a shady rental agreement when it came time to renew. Also keep in mind that many tenant protection laws don’t apply when it’s the landlord’s primary residence and not a typical rental property, so be careful if you’re seeking a place like that.
$1800 for a 2br/1bath back house in Kensington. Landlord is a really nice guy who realized he probably should have asked more for the rent, but said he’d rather have good tenants than more income. Been there 7 years so I guess he’s happy with us.

SO & I have a 2bed/2bath apt in San Carlos for $2405 ($2305 + $100 option we pay for a garage). Love it here and don’t plan on moving until we are ready to buy a house! Been here together for just under 3 years, but I also lived in our complex before we moved in together and I actively fought our way back in because I love it so much!
Our renewal notice should be coming any day- it’s been about $100/increase a year so far. Interested to see what they’ll raise it for next year.

The house and yard are beautiful while one of the smallest places I've lived, it's been really nice. We moved in in 2012. Check out "essential housing" programs. They limit the rent increases and have a sliding scale based on income for tenants. It's NOT section 8 it's under the affordable housing umbrella.

I rented 1 room in a condo (3 bed, 1.5 bath) and only paid $500/mo flat for everything, including internet for 3.5 years.
I struck a deal with my landlady, she wanted to upgrade everything in the condo, she paid for materials and I provided free labor and install. Including all new vinyl flooring, new paint/baseboard, new LED lights, new plumbing fixtures and hoses, new above stove microwave.
I've learned you can ingratiate yourself with your landlord pretty easily if you offer to work on their house. Most are always looking for a reliable handyman, and if you know what you're doing they'll cut you a huge amount of slack.
I live with a person who owns her house. I live in the ADU that's built as an apt behind the house, so it's like we both have individual houses. Sub $1000.
I pay 1270, live 50 ft from the beach, have my own bathroom, and a walk in closet. I have one other roommate

My partner and I pay $2800 for a 3 bdrm 1 bath house. I consider it below average as most places on Zillow were around $3200 for something decent. We pay utilities at around $200 a month. Even though we found it on Zillow we had to apply through a property management company and they had us go through hoops, ended up being $6,400 to move in. Was an additional $600 deposit due to past credit problems. I know they passed a law against that but it don't go into effect until this summer and we had to move. It was a stressful 2 months trying to find a place.

i live in clairemont in a 3bed/2bath house with two free parking spots and free laundry. i pay $650 a month, landlord pays for water trash and sewage, we pay electricity and wifi. total is around $750 after utilities per person.
to be clear we are three people who live here. the total rent for the house is $1,950. private landlord of course.
i moved in last year but the other people who live in the other complexes have lived here for years and say landlord has only raised rent once during covid.
