Try Sure Insurance, much cheaper than the others.

Rates are some of the most expensive in the state. Though we do have fairly great public parks and places in Townsville.

Insurance in North Queensland is going to be a rort anyway you look at it. I think alot people adjust it to what they can afford really. I have just recently insured a new house and are most definitely under insured. For the record I ended up going with Shannons who were less that half the cost of others. Definitely recommend giving the insurance companies a call to get the best price.

You need to shop around and you need to up your building excess to $5k.

We pretty much lost our house in the 2019 floods. Our contents replacement bill was $80k, and the reparation costs were $190k. Insurance is a big expense every month, but I will never ever miss a payment. I do not have $270k sitting around (plus the cost of the 6 months rent the insurance paid while we couldn't live in the house) to get my home back.

Also, Townsville rates include water usage. A lot of councils don't. Townsville rates are high, but you need to separate out the water component to do a fair comparison.

If you qualify look at defence service homes insurance. I pay around 270 for home and contents with a $250k rebuild

Don’t buy a house in Townsville without running it through half a dozen insurance companies. If you need to factor in 10k a year just to insure it then it needs to factor into what you are prepared to pay.

You should be able to get a better rate than that. Try sure or QBE

Whatever you get, make sure to understand if it covers floods (freshwater, Ross River), wind, and actions of the sea (storm surge, named storms). These won’t always be clear, policies are intentionally difficult to parse. You can ask in person and I remember have a hell of a time getting any insurer to say yes, they cover storm surge…

My insurance was quarter to be super high because it's built in the '70s and so they argue there might be asbestos- most premiums were about that or more per month in fact Sure quoted $800 a month. Cheapest I found was Westpac insurance, only $260 a month

I'm in the same boat, but the rebuild cost in their calculators are higher than what the house and land is currently. What is everyone putting down for total house rebuild??
